available on a limited basis to active volunteers.

Goal: To build/remodel/add on to my dream house, costing approximately
$200,000.
Start date in six months to two years.

       In the future for $795 you will receive an Action Planner membership, an application for a $5000 down payment/planning grant and a Home Builder Planning Package. As an active Volunteer you can initiate a full Home Builder program.
         When the package is actively marketed approximately one in twenty-five applicants will receive up to a $5000 grant. In the meantime you may apply the fee to home planning & management services. After ten hours of group coaching the fee has been earned.

The Program Explained

       The Home Builder Program will consist of four strategies: 1. The $795 Home Builder Package. 2. A $3500 Training Program. 3. A $7500 Problem Management Program. 4. A $35,000+ Contractor Program.
       The $795 Package begins your training and will consist of Agreements, spreadsheets, a computer design program, a training manual and the opportunity for a $5000 grant. This package has not been completed and is not yet available on a CD. Until the package is completed, you will be guided through the steps of creating an agreement, developing spreadsheets, planning your home and implementing your plans through individual coaching. There is no savings guarantee at this level.
       The $3500 Training Program consists of the Home Builder Package, a guarantee that if you follow our guidelines you will save a minimum of 9% over standard building costs, and a substantial amount of hands on training and guidance as you undertake your home construction project.  Warren saved 40+% when building his home. You are the General Contractor.       
       The $7500 Problem Management Program consists of the Home Builder Package, the Training Program and active management of problems as they arise during the construction project. You are still the General Contractor and must make final decisions, but many of the headaches of managing the actual construction are handled for you. We guarantee that if you follow our guidelines and allow us to manage your headaches you will save a minimum of 15% over standard building costs. Your savings come from managing the labor, material and management costs of your project. 
       The $35,000+ Contractor Program involves our hiring a General Contractor to manage your construction project. There is no guarantee of savings, instead the guarantee is a hassle free, quality project.
      If you are seriously considering building the home of your dreams, decide to become a Chimorel volunteer assisting with our renovation process. You will develop skills you need. You will enter the Home Builder program as  one of the perks available to you. 
       Once you have successfully built your dream home using Chimorel’s program, you might be eligible to be paid to support others as they complete their dream home.

Home Builder Simulation

       Bill and Mary had been dreaming of owning a home ever since they got married four years ago, but they had never been able to save enough for a down payment. They decided to use $795 of the $1000 they had saved and applied for a $5000 grant to pay for the planning, materials and labor on the home they were planning. 
       Approximately one of twenty-five people who apply for the grant can receive $5000 toward a down payment or other construction costs. Most of the time, however, this grant was used to leverage cooperative effort so that several families were able to build or renovate a house. Anyone who did not receive a grant did receive planning services worth at least $795.
       The planning services were provided by Chimorel Group LLC, a profit member of The Chimorel Group. This firm reduced its fee (typically $2500 to $7500) by the full amount of the $795 application fee. For its fee the firm guaranteed to save Bill and Mary a minimum of 12-15% over standard building costs, if they followed Chimorel strategies.
       When Bill and Mary, came back with nine other applicants and a realistic plan, a grant was made to build Bill and Mary’s home. With all ten families working together a total of $25,000 additional savings was developed. $10,000 of this amount was put in a fund to assure that Bill and Mary would continue to help the other families. If they did not complete their commitment, the second family would get this amount. If they did complete their commitment, the $10,000 in the fund would be returned to them. As each family’s home was built, they also allocated $10,000 to the fund to assure they would complete their commitment. Two families dropped out and the $20,000 was used to help the last two families hire additional labor to complete their homes.
